Two homes the same size can be very different jobs. One has clean stucco and one coat of fading builder paint. The other has hairline cracks, mildew on the shaded side, and wood trim that has been soaking up humidity for years. Charging both the same rate per square foot means someone is getting cheated, and it is usually the person with the easy house paying for the hard one.

So we walk the project with you, look at the actual surfaces, and write an estimate that lists what is included: the prep, the repairs, the products, the number of coats, and the timeline. If something is not in that scope, it is not in the price, and you will know before we start rather than halfway through.

The estimate is free and there is no pressure attached to it. If we think you can safely wait a season, we will say so. If we think a smaller scope gets you most of the result for a lot less money, we will say that too.

The same four steps on every job

• Walk-through: we look at the real surfaces, talk through colors and finishes, and answer questions on the spot.
• Written estimate: scope, products, coats, timeline, and price in writing, including the exact color names and codes if you need HOA approval.
• Prep and protection: covering, masking, washing, repairs, and priming. This is most of the job and it is where paint jobs are won or lost.
• Final walk-through: we walk the finished work with you. It is not done until you say it is done.
