How Much Does It Cost to Paint a House Exterior in Sarasota and Manatee County?
Square footage is only part of the story. Here is what really moves the price of an exterior repaint on the Suncoast.
Why online price calculators miss the mark
Most homeowners start with an online calculator and end up with a number that has little to do with their house. Two homes with the same square footage can be priced very differently because the work is not the same. One needs a wash and two coats. The other needs stucco crack repair, new caulk around every window, rotted fascia replaced, and a primer coat before color goes on.
That is why we price by scope, not by a square foot guess. A fair estimate should tell you exactly what is included so you can compare it with other bids line by line.
What drives the price of an exterior repaint
These are the factors that move the number the most on homes in Sarasota and Manatee County:
- Condition of the surface: chalking, peeling, stucco cracks, and failed caulk all add prep time.
- Height and access: two story homes, pool cages, and tight side yards take more setup.
- Amount of trim: fascia, soffits, shutters, garage doors, and lanai ceilings add detail work.
- Color change: going from dark to light, or light to dark, can require an extra coat.
- Product choice: premium exterior coatings cost more but hold up better in Florida sun and humidity.
- Repairs: wood rot and damaged stucco should be fixed before paint, not covered up.
How to compare estimates fairly
A low bid often means something was left out. Ask each painter how they will wash the house, what they do with cracks and caulk, what product they use, how many coats are included, and whether there is a written warranty. If one estimate skips prep, it is not really cheaper. It just fails sooner.
At Suncoast Home Painting, every estimate is free and written, and every job comes with our minimum 3 year workmanship warranty. We walk the house with you, explain what it needs, and put it all on paper before any work starts.
